PILING INSTALLATION
To make your repairs, we must re-support your foundation on columns. We will install the columns by hydraulically driving them beneath the foundation. Our columns, also known as pilings, serve two purposes. First, the pilings serve as platforms upon which we set jacks to raise the settled portion of the foundation. Second, the pilings transfer the weight of the building from the unstable surface soil, to a deeper and more stable layer. This process individually tests the bearing capability of the soil and piling at each location.
If single pilings are installed, the pilings will be spaced from five to six feet apart around the section of your structure that has settled. At each piling location, we will hand dig a hole that is approximately 2 feet squared. The dirt from the holes will be put on plywood to protect your lawn. In paved areas, such as patios and driveways; we will break out an area in order to drive the pilings. At completion, we will re-pour the concrete that was removed. The patches are poured carefully to match the texture of the original concrete as closely as possible, but they may not match the color of the older concrete. A hairline crack will show where the old material meets the new.
The largest piece of equipment that we will use while installing your pilings is a wheelbarrow. No trucks or tractors to tear up your yard or landscape (except major big jobs). A small quiet hydraulic ram will be used to drive the piling segments to the point of refusal. This assures us that the soil and pilings have sufficient strength to properly support your structure. If it’s necessary to keep a hole open overnight, we will cover the hole and mark it with warning tape.
Once the pilings are in place, your structure can be leveled immediately. The leveling crew will raise your residence or building to as near a level condition as possible. They will also pour your concrete patches if necessary, replant your shrubs if necessary, rake and clean your yard. Unless interior piers are installed, we will only need access inside your home or building during the leveling process to measure and monitor the raising of your slab. We will need to be provided with water, electricity, and access to your breaker box. We strongly recommend that no cosmetic repairs be made to your home or building for a period of 45 to 60 days.
